Scaling to 700 units in under 4 years while navigating a tricky debt environment with Ross Mcarthur | Episode 81

Scaling to 700 units in under 4 years while navigating a tricky debt environment with Ross Mcarthur | Episode 81

đŸ”„On this Real Estate Hustlers Podcast episode with Ross Mcarthur I have spent 15 years building, contributing, and working for software companies

ranging from start-ups (that eventually sold to private equity companies) to Fortune 500

companies, and even multibillion-dollar private conglomerates.

Even though I was an executive and on a great trajectory, I wanted more and to build

something for myself, my friends, and my family. Ever since I was 16 years old, Real

Estate and Entrepreneurship have been calling me. In January 2020, I started my Real

Estate Investing story, but it wasn’t before I spent thousands of hours learning the

industry that in March 2023, I did something that I' ve only dreamt of, and I was able to

leave Corporate America to focus 100% of my time and energy on my passion for Real

Estate Investing.

Fast forward to now, we have completed hundreds of Real Estate transactions. I am an

owner, manager, and operator of over 40 million dollars (700 Units) in Real Estate

Holdings. I also own and operate a residential flipping business that averages 30 flips

per year. The group investing company, I co-founded, is currently growing at an

average of 1 property (20 -150 units) per month. Our niche is finding creative ways in

the current lending environment to get profitable deals to the closing table.

My passion is to help educate, guide, and execute for others wanting to start or continue

along their Real Estate Investing journey through the brand, Follow the Deal

Investments. Our mantra is to help our partners and ourselves increase our " Velocity of

Money".

Managing a $1+ Billion- Dollar Real Estate Portfolio with Neal Bawa | Episode 68

Managing a $1+ Billion- Dollar Real Estate Portfolio with Neal Bawa | Episode 68

đŸ”„On this Real Estate Hustlers Podcast episode, we will be talking with Neal Bawa, the Mad Scientist of Multifamily real estate, joining the Real Estate Hustlers Podcast. Also a popular commercial real estate speaker, Neal is a data geek, process junkie, and outsourcing guru. Neal evaluates efficiency and optimization in his $1+ billion multifamily portfolio. The Mad Scientist follows two mantras. We can only manage what we measure. His second mantra: Data trumps intuition. These slogans and 12 disruptive attitudes benefit his 900+ investors.
What actionable value will you provide to our listeners?

In this podcast, host Josh Appelman interviews Neil Bawa, a data scientist and real estate investor. Neil discusses his background and his interest in using data science to revolutionize the real estate industry. He also talks about his successful portfolio, which includes over $1 billion in assets and thousands of investors.

The main topic of discussion in the podcast is the impact of debt and equity on real estate valuations and financing. Neil explains that as interest rates have risen, cap rates (the rate of return on investment) have also increased. This is because higher interest rates make it more difficult for investors to finance their purchases, leading to lower prices and higher cap rates. This trend has been seen across the United States in various asset classes.

Neil offers two options for financing deals in this market. One option is to choose a five-year fixed-rate loan, which allows investors to hold their property for the duration of the loan and then sell it at the end. The other option is to assume an existing loan, which is particularly common for properties that have assumable loans. Neil also mentions that he expects bridge loans to become more common again in the future, potentially as early as next year. He suggests keeping an eye on market data to track potential changes in interest rates.
